More than 175 units from New Haven Real Estate Group NHR Properties have combined to save approximately $19,000 after participating in a comprehensive energy saving program offered through the Energize Connecticut initiative. After fielding numerous requests about its offerings from their tenants, most of which are on a fixed or limited income, Property Manager Lauren Lenox and Construction Manager Albert Maldonado signed up NHR Properties for the Home Energy Solutions – Income Eligible program for their one to four unit properties.
Home Energy Solutions- Income Eligible offers approximately $1,000 in on-the-spot weatherization services per home at no cost to residents. These comprehensive energy assessments are facilitated by utility approved vendors and designed to help reduce energy usage, save money and improve the comfort of people’s homes.
Capitalizing on roughly $93,000 in incentives provided through the Energize Connecticut initiative, approved vendor New England Smart Energy worked over three months sealing doors and windows, wrapping hot water pipes, installing ENERGY STAR® certified LED Light Bulbs and more, in approximately 90 percent of NHR Properties’ total units. These efforts produced a combined reduction of 32,113 kWh and 9,692 ccf, ultimately resulting in an average savings of about $10 to $20 in monthly energy costs per unit and a noticeable increase in overall comfort. There was also a significant reduction in energy needed to maintain vacant units.
“As property managers, we are committed to improving quality of life for our residents,” said Lauren Lenox, property manager, NHR Properties. “The Home Energy Solutions- Income Eligible program enabled us to provide a long-term, sustainable solution that saves our tenants money and gives them the desire to remain in their home.”
New England Smart Energy worked closely with Lenox and Maldonado to overcome the challenges presented by a project of this magnitude, as the property group owns more than 55 buildings across the city. Flexibility and innovative thinking helped manage the project and quell the initial skepticism of some tenants.
“Home Energy Solutions- Income Eligible has given these residents the information and resources necessary to take control of their energy futures,” said Maritza Estremera, program manager, United Illuminating.
Those who don’t meet the income guidelines can still participate in Home Energy Solutions for a low co-pay of $124, but are encouraged to register soon as the price is set to increase to $149 on September 1.
